Article Overview
The UAE Golden Visa is a long-term residence visa, usually valid for five or ten years, that does not need an employer or a local sponsor. For Pakistani nationals living in or moving to the UAE, it offers stability: you can live, work or run a business, sponsor family members and stay outside the UAE for long periods without losing residency. The same rules apply to all nationalities, so Pakistani applicants qualify through the same routes as everyone else.
Who can apply? The main routes
1. Property investors
Investors who own property in the UAE worth at least AED 2 million can apply. The property can be one unit or several units combined, and in recent updates mortgaged and certain off-plan properties can also qualify, subject to conditions set by the relevant emirate. You will usually need the title deed, a valuation and, for mortgaged property, a bank letter.
2. Skilled professionals
Professionals with a bachelor's degree or higher, working in an occupation classified at a high skill level, and earning a monthly salary of AED 30,000 or more can apply. Your degree certificate typically needs to be attested, and you will need a salary certificate and employment contract.
3. Entrepreneurs and business owners
Founders of qualifying projects, owners of approved start-ups and investors in UAE companies can apply under the entrepreneur and investor categories. Requirements depend on the type of business, its capital and approval from the relevant authorities.
4. Outstanding students and graduates
High-achieving students in UAE secondary schools and graduates of top universities with excellent grades may qualify for a Golden Visa in the talent category.
5. Exceptional talents and specialists
Doctors, scientists, researchers, creative professionals, athletes and other specialists recognised by the relevant UAE authority can apply under the talent categories.
Key benefits
- Long-term residency of five or ten years, renewable.
- No need for a local sponsor or employer to keep the visa.
- Sponsorship of a spouse and children, and in some cases parents.
- Freedom to stay outside the UAE for long periods without the visa lapsing.
- Easier access to banking, schooling and business set-up.
Documents commonly required
- Valid passport (at least six months) and a recent photo.
- Evidence for your route: title deeds, salary certificate, trade licence, academic records or a nomination letter.
- Attested degree certificates for the professional route; attestation usually involves the Higher Education Commission and Ministry of Foreign Affairs in Pakistan, then the UAE embassy and the UAE Ministry of Foreign Affairs.
- Medical fitness test and Emirates ID biometrics in the UAE.
- Health insurance for you and your family.
How the application works
- Confirm which route fits your profile and gather the evidence.
- Apply through the relevant authority: the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) or, in Dubai, the General Directorate of Residency and Foreigners Affairs (GDRFA).
- Receive approval, then complete the medical test and Emirates ID biometrics.
- Receive your residence visa and Emirates ID.
Processing times vary by route and emirate, and incomplete attestations or unclear source-of-funds documents are common causes of delay.
Common mistakes
- Assuming salary includes allowances that the authority does not count.
- Starting the application before the degree attestation is complete.
- Property ownership split between several people, so no single owner meets the threshold.
- Missing evidence of where investment funds came from.
