Article Overview
Property investment is one of the most common ways to obtain a UAE Golden Visa. It offers ten years of residency, renewable, for investors who own qualifying real estate. This guide explains the rules for property investors, including recent updates for mortgaged and off-plan property. For other routes, see our guide to UAE Golden Visa eligibility routes.
The basic requirement
You must own property in the UAE with a value of at least AED 2 million. The value can come from one property or a combination of properties, as long as the total meets the threshold and the ownership conditions are satisfied.
Mortgaged property
Under recent updates, mortgaged property can qualify if its value is at least AED 2 million, subject to the requirements of the emirate and usually a letter from the lending bank. Some authorities have specific conditions about how much has been paid or how the property is valued, so check the current rules with the relevant land department.
Off-plan property
Off-plan property bought from approved developers can also qualify in some emirates, typically when a minimum amount has been paid and the developer and project are approved. Confirm eligibility before buying if the Golden Visa is part of your plan.
Joint ownership
If a property is jointly owned, each owner's share is generally assessed on its own. For a married couple, a property owned jointly may qualify where the combined value meets the threshold under the emirate's rules, but for unrelated co-owners each person's share usually needs to meet the threshold. Plan ownership structure carefully.
Benefits for property investors
- A ten-year renewable residence visa.
- No need for an employer or local sponsor.
- Sponsorship of a spouse, children and, in some cases, parents.
- No minimum stay requirement to keep the visa valid.
Documents commonly required
- Passport valid for at least six months and a recent photo.
- Title deed or initial contract of sale (for off-plan).
- Property valuation or official value certificate from the land department.
- A bank letter for mortgaged property.
- Health insurance.
- Medical fitness test and Emirates ID biometrics in the UAE.
The application steps
- Buy or confirm ownership of qualifying property.
- Obtain the official value and ownership documents from the land department.
- Apply for the Golden Visa through the relevant authority: ICP, or GDRFA in Dubai, often with a nomination from the land department.
- Complete the medical test and Emirates ID biometrics.
- Receive your residence visa and Emirates ID.
Keeping the visa
The visa remains valid as long as you keep the qualifying property and renew on time. If you sell the property and your holding falls below the threshold, the visa basis changes, so speak to an adviser before selling.
Common mistakes
- Buying a property just below the threshold, or splitting ownership so no single owner qualifies.
- Assuming any off-plan project qualifies without checking.
- Missing bank letters for mortgaged property.
- Not confirming the official property value with the land department.
