Article Overview
Türkiye offers citizenship to foreign investors who make a qualifying investment and hold it for a set period. The most popular route is real estate. For families from Pakistan and the Gulf, Türkiye combines cultural familiarity, a large property market and full citizenship for the whole family. This guide explains the process.
Investment routes
- Real estate: purchase of property worth at least USD 400,000, held for at least three years with a no-sale annotation on the title deed.
- Bank deposit: at least USD 500,000 deposited in Turkish banks for three years.
- Government bonds or investment funds: at least USD 500,000, held for three years.
- Fixed capital investment: at least USD 500,000 in a Turkish business.
- Job creation: creating employment for at least 50 people.
The real estate route is the most common because the investment can be used, rented out and later sold after the holding period.
Key rules for the real estate route
- The value must be confirmed by an official valuation report from a licensed valuer.
- The payment must be made through the Turkish banking system, with foreign currency converted and documented.
- The title deed must carry an annotation that the property will not be sold for three years.
- Property previously used for citizenship by another foreign buyer generally cannot be reused.
- A certificate of conformity from the authorities confirms that the investment meets the criteria; without it, the citizenship application cannot proceed.
Step-by-step process
- Get a Turkish tax number and open a Turkish bank account.
- Choose a property and complete legal and technical due diligence.
- Obtain an official valuation report.
- Transfer the funds through the banking system and complete the title deed transfer with the no-sale annotation.
- Apply for the certificate of conformity.
- Apply for a short-term residence permit based on the investment.
- Submit the citizenship application with family documents.
- Background checks and decision; then receive Turkish ID cards and passports.
Timeline
The process from property purchase to citizenship often takes several months, depending on the valuation, the conformity certificate and background checks. Applicants with complete, consistent documents move faster.
Who can be included?
The main applicant can include a spouse and children under 18. Older children and parents generally need their own route.
Documents commonly required
- Passports and birth certificates for all applicants, translated and legalised or apostilled.
- Marriage certificate.
- Proof of the investment, title deed and conformity certificate.
- Bank transfer records showing the source and conversion of funds.
- Photos and residence permit documents.
Due diligence and enforcement
Türkiye has tightened enforcement on valuations and fund transfers, and it has acted against cases with irregular documentation. Use licensed valuers, transparent transactions and independent lawyers, and avoid deals that promise prices that look too good to be true.
Dual citizenship
Türkiye generally allows dual citizenship. Check how your current country treats dual nationality before applying.
